Option A- Full service buyers agent

 

In this option our buyers agent will deal with every aspect of the property procurement and purchase. Firstly we sit down with you and discuss your needs, go through your current situation, and discuss what you are hoping to achieve; from here one of our buyers agents will find an area and property that suits your needs, and stacks up to our stringent investment criteria. Once we have found you a property we discuss the best strategy with you in purchasing. In this period we provide you with finance and insurance options that will cover you throughout your ownership of your investment. Our buyers agents will help you negotiate the best price for the property, which will assist in creating greater equity for you. Once you have purchased the property we have will help you manage the property so that you have no worries at all with your purchase.

 

Option B- You Locate and get involved

 

Through option B you have already picked an area or even some houses that you want to invest or live in and simply do not want to deal with the hassle of calling up agents and organising time to go through the homes. As buyers agents we will sit down with you and discuss the properties you want to view, after which we will make a time and organise with the agent of these properties for you. All you have to do is make a date to view the properties. We will even chauffeur you to the properties. Once you have decided on what property you want to buy or agent will walk you through the steps of purchasing and settling on the property. We will be with you all the way until settlement answering and assisting with any questions you may have.

Option A

 

• 1) First Meeting- During this first meeting we will sit down with you and discuss your investment requirements and goals. It is at this stage that we will get a better idea of what your concerns are, what you can borrow, and where you look to go in the future. These meetings are done in person and we can either come to your home or you can come into our office.


• 2) Area research- After discussing where you want to invest, we will provide you with up to date info on the area you choose or the area we recommend. This information will included expected growth rates, Bank Valuations, historical, growth rates, rental yields, price rates, vacancy rates and population statistics, basically all the information that you need to make an informed decision.


• 3) Property Research- Once you have chosen a particular area that you wish to invest in, we will find you several properties in the area that will suit your requirements. Again research will be done for you in regards to how much it will cost depreciation schedules and management requirements in the area.


• 4) Negotiate sale- Here we will discuss with you the best way to purchase the property and how much you are willing to pay for it based on all the research provided. Once this has been discussed we can submit an offer on your behalf as well as negotiate through-out the sale process.


• 5) We will organise settlement for you, as well as oversee timber and pest inspections on the building, RCD and pool inspections that you require. This way you can be sure that the property you are buying meets all industry and government standards.

 

Option B

 

• 1) First Meeting- First we must sit down and discuss your requirements, this is also a chance for us to figure out how much you can borrow what areas you are looking in and the type of house you want to live or invest in.


• 2) Once we have found a number of houses that you are willing to look through, our agents will set up viewing times for you to get to view the houses on the list. Our agents will have brochures and information about these houses that the selling agent will have given them.


• 3)Once you have chosen a property that you like, our buyers will organise all the paper work you need and submit it to the purchaser.


• 4) Once the property is purchased our buyers agent will assist you in all the inspections that you need to do as well as finance, settlement and insurance advice.
